About Gilbert, AZ Real Estate

About Gilbert: The Gilbert Real Estate market has made Gilbert the fastest growing town in Arizona and a great place to live work and play. Named after William M. Gilbert an early east valley homesteader, Gilbert is located in the southeast corner of Maricopa County with a population of over 200,000 at an elevation of 1273 feet, Gilbert was incorporated in 1920 as a town and still keeps that status today rather than a city. The newly completed San Tan Freeway runs through Gilbert providing easy access to shopping, restaurants, museums and other attractions. With approximately 310 days of sunshine a year and a below average cost of living Gilbert provides a great quality of life for its residents. A superior school system, quality housing in a variety of price ranges, recreational amenities and employment opportunities are some of the reasons that Gilbert has attracted new residents and businesses over the past years. Major employers in Gilbert are GoDaddy.com, Target, General Dynamics, Hunter Contracting, Earnhardt Dodge, Mercy Gilbert Medical Center to name but a few. Just a short drive from Gilbert you will find Phoenix, the state capital, and Scottsdale to the North. Gilbert is also very close to two major airports, Sky Harbor International Airport and Phoenix-Mesa Gateway Airport, formerly known as Williams Gateway Airport. Here in Gilbert you will find lake sub divisions, golf course and gated sub divisions plus age restricted adult communities, horse property and subdivisions with or with out home owners associations. Its all here so come and take a look.

Gilbert Real Estate Market Stats: There were a total of 2533 closed sales from March 1st to August 31st 2009 compared to 1987 from March 1st to August 31st of 2008. Currently there is a little under a 3 months supply of inventory with 1212 houses on the market for sale as of 09/15/2009. With prices down so low and a reduced supply of homes we have been seeing multiple offers on many homes in this area. If you are thinking of buying a home in Gilbert then you need a skilled agent who knows the market and knows how to negotiate the sale more than ever right now. Affordability is right here, right now. No other time in history have you been able to purchase a home as a first time home buyer and receive up to $8000 back as a tax credit! Call me to find out how you can take advantage of these historic times.

Real Estate Tips
Accepting An Offer >Negotiating Factors

Negotiations for the sale of a home can be affected by emotional factors. For example, it is easy to be offended by someone who is making an offer on your property. Even if the buyers love your house, they are trying to negotiate the best possible price and terms. They probably will not let you know how much they want your home until they have negotiated a purchase agreement.

Buyers almost never write offers that please the sellers entirely. Offers and counter offers may be traded back and forth over days or weeks. Terms of the sale will be discussed and deadlines will be set. When there is finally a meeting of the minds, both sides may feel relieved but exhausted by the process. One of a real estate agent's most important jobs is to act as the intermediary during such negotiations. With your agents knowledge of financing, negotiation procedures, and the tax laws affecting real estate sales, agents come up with creative solutions to the challenges that may arise.
